PARK RULES AND POLICIES

The purpose of these rules and regulations is to ensure that all tenants and their guests enjoy their time at River Rock RV Park - Pendleton.

  1. Non-Smoking Policy:

    • All buildings are designated non-smoking. Please be courteous and use ash receptacles. Do not throw cigarette butts on the ground.

  2. Speed Limit:

    • The speed limit in the park is 5 mph.

  3. Under-Unit Storage:

    • Nothing may be stored underneath the RV. No combustible materials may be kept in the site at any time.

  4. Quiet Hours:

    • Quiet hours are from 10 PM to 6 AM, seven days a week.

  5. Pet Policy:

    • No dogs over 20 lbs. No aggressive breeds are allowed, including but not limited to Pit Bulls, Rottweilers, Dobermans, German Shepherds, and Staffordshire Terriers. Management approval is needed for all pets.

  6. Drug-Free Zone:

    • River Rock RV Park is a zero-tolerance drug-free zone. Any person, whether guest or tenant, using, selling, or possessing any type of illegal drug will be reported to the Pendleton Police Department immediately.

  7. Building Hours:

    • All buildings are open from 8:30 AM to 8:30 PM.

  8. Electrical Service:

    • River Rock RV Park provides 30 AMP electrical services. Attempting to use more than 30 AMPS may damage our equipment, and you will be held responsible for repairs. No modification of our electrical service is allowed.

  9. Occupancy:

    • Space rental rates are based on two occupants per RV. Additional guests must be registered, and the applicable fees paid.

  10. Selling Your RV:

    • If you sell your RV and it is less than 15 years old, the buyer may apply to leave it in the park. Please don't assume that it will be allowed to stay.

  11. RV Maintenance:

    • Please wash or have your RV washed at least annually. RVs must be maintained in good condition, with no broken windows or doors, torn screens or awnings, peeling or unsightly paint, body rust, or other physical damage to the roof or siding. Windows must be weatherproof with only clear acrylic insulators if needed (no tin foil on windows). RVs must not be leaking any fluids. Tenants will be responsible for any environmental cleanup caused by their RV.

  12. Outside Storage:

    • Outside patio furniture, working bicycles, a gas BBQ, and plant/flower pots (no more than 12) may be stored outside. Clotheslines are not acceptable at any time. Storage sheds must be approved by Management in writing.

  13. Space Maintenance:

    • Spaces are to be kept clean and free of clutter and stored items. No fences are allowed.

  14. Storage Sheds:

    • Storage sheds are available for rent. No other storage sheds or containers are to be located outside your RV or in the space. Any items constructed in the space must be approved before construction. It is the responsibility of the RV owner to meet applicable building code requirements.

  15. Tents:

    • Tents, other than normal RV/awning rooms, are not allowed.

  16. Tarps:

    • Tarps may not be used to provide either outside storage or to cover RVs (except short-term, pending leak repairs within a few days).

  17. Parking:

    • All vehicles must be in your space. Some perimeter boat/trailer/additional vehicle parking is available for an additional charge.

  18. Mechanical Repairs:

    • Vehicle, boat, and small machinery mechanical repair is not allowed in the park.

  19. Pet Leashes:

    • Oregon law requires that pets must be on a leash at all times when outside of your RV. Pets may be walked on the grass area or outside of the park. Please clean up after your pet.

  20. Supervision of Children:

    • Children must be under adult supervision at all times.

  21. Bird Feeders:

    • No bird feeders with bird seed are allowed.

  22. Recycling:

    • A cardboard recycle dumpster has been provided for your convenience. Only corrugated cardboard, flattened, may be placed in that dumpster.

  23. Garbage Disposal:

    • A garbage dumpster has been provided for guest use only. Please dispose of only household garbage, in tied plastic bags, in the dumpster. If you have large items that cannot be bagged, such as furniture, do not leave them next to the dumpster. Please take them to the city dump or contact Pendleton Sanitary Service at (541) 276-1271 to arrange for pickup.

  24. Unauthorized Dumping:

    • Please report any unauthorized dumping to the manager.

  25. Moving Out:

    • When you move out of the park, it is your responsibility to leave your space clean and rent-ready.

  26. Sewer Connections:

    • Sewer connections must be airtight, and hoses must be in a cradle off the ground. Any leakage must be cleaned up immediately. Water may not be discharged from any RV onto the ground for any reason. No objects that resist water (including, but not limited to, facial tissue, disposable diapers, paper towels, tampons, cotton balls) may be flushed or otherwise deposited into the sewer system. Grease, coffee grounds, facial tissue, disposable diapers, “flushable” wipes, tampons, and sanitary napkins or other inappropriate items shall not be placed in the sewer system.

  27. Liability:

    • River Rock RV Park and its owners are not responsible for personal losses due to fire, theft, or accident on the park premises. Please contact local authorities if necessary.

  28. Eviction:

    • Failure to abide by park rules will result in eviction.

  29. Non-Waiver:

    • The failure of the park for any reason to enforce these rules as to any tenant in the park shall not waive the park’s right to subsequently enforce these rules.
